GREENWOOD, Ind. — The Greenwood Advisory Plan Commission unanimously approved a landscape waiver request for a 20-acre industrial site at its Monday night meeting on September 28.
The petition, presented on behalf of EQT STE Land, LLC, sought relief from Section 10-3-6(I) of the Greenwood Unified Development Ordinance (UDO), which typically requires a 40-foot landscape buffer yard along industrial boundaries adjacent to residential properties.
The waiver applies to a 137-foot segment along the eastern property line, which borders an existing apartment community. Project representatives explained that the reduced buffer width was necessary to accommodate right-of-way alignment constraints for the site's southeast entrance, as required by the city engineering department.
Plan Commission members voted 8–0 to approve the request, with the condition that the buffer yard substantially conforms to the submitted landscape plan, noting the substantial existing offsite buffer landscaping already present in the area.
